Halbjahr 2013: Mobimo entwickelt sich stabil weiter * Reingewinn mit CHF 41,4 Mio. 5% über der Vorjahresperiode * Anhaltend tiefe Leerstandquote von 4,3% * Tiefe Finanzierungskosten von 2,7% (am 30. Juni 2013) bei einer Laufzeit von 8,2 Jahren * Rege Bautätigkeit und weitere Fortschritte in der Entwicklungspipeline Luzern/Küsnacht, 15. August 2013 - Mobimo entwickelt sich auch 2013 stabil weiter. Der im ersten Halbjahr erzielte Reingewinn liegt mit CHF 41,4 Mio. über dem Ergebnis der Vor-jahresperiode (CHF 39,6 Mio.), das ausgewiesene Betriebsergebnis (EBIT) mit CHF 59,4 Mio. leicht unter dem Vorjahr (CHF 60,8 Mio.). Die Umsetzung der zahlreichen Bauvorha-ben von Mobimo erfolgte planmässig, zudem gewannen etliche neue Projekte in der Pipe-line an Kontur. Mobimo wird im zweiten Halbjahr 2013 und im 2014 mehrere hundert neue Wohneinheiten ihren Erstmietern bzw. ihren neuen Stockwerkeigentümern übergeben mit entsprechend positiver Wirkung auf Erträge und Gewinn. Die Anlageliegenschaften erfreuen sich weiterhin einer guten Nachfrage, was sich in einer tiefen Leerstandquote widerspiegelt. Anhaltend hohe Nachfrage nach Wohneigentum prägt den Markt Der Schweizer Immobilienmarkt ist auch im Jahr 2013 ungebrochen robust: Die stabile Konjunktur, die anhaltende Zuwanderung, das Bedürfnis nach mehr Wohnfläche und die steigende Anzahl Kleinhaushalte führen insbesondere in den wichtigsten Wirtschaftszentren zu einer kontinuierlich hohen Nachfrage nach Wohnraum, besonders im mittleren Preissegment. Obwohl sich das Zinsniveau etwas erhöht hat, strengere Finanzierungs-grenzen in Kraft getreten sind, die Banken bei der Vergabe von Hypotheken zurückhalten-der agieren und die Nationalbank zur Vorsicht mahnt, bleibt die Nachfrage nach hochwerti-gem Wohneigentum hoch. Mobimo realisiert derzeit rund 500 neue Wohnungen, davon die Hälfte im Stockwerkeigentum. Die Verkaufspreise liegen grossmehrheitlich unter CHF 1,5 Mio. Die Stagnation im Bürobereich, die insbesondere in der Innenstadt von Zürich aufgrund des Umzugs von Grossfirmen in die Agglomeration eingetreten ist, tangiert Mobimo nicht. Spür-bar ist allerdings der wirtschaftliche Druck, der auf dem Detailhandel lastet. Rege Bautätigkeit Weitgehend planmässig wickelte Mobimo ihr umfangreiches Bauprogramm ab, das im März 2013 sogar die nächtliche Sprengung eines Hochhauses auf dem Torfeld-Areal in Aarau beinhaltete, die von Tausenden Schaulustigen und einer Vielzahl von in- und ausländischen Medien mitverfolgt wurde. Bald wird sichtbar, dass dort mit 'AQA' (www.aqa.ch) ein gänzlich neues Stadtquartier entsteht: In der zweiten Jahreshälfte 2013 erfolgt die Bauein-gabe der ersten Wohnüberbauung. Im Juni wurde die Parzelle, auf der das neue Büro-hochhaus der Pensionskasse 'GastroSocial' entsteht, der Besitzerin übertragen. Auf dem Postareal in Lausanne läuft der Mieterausbau für eine Bank, die hier ihren neuen Firmensitz beziehen wird, auf Hochtouren. Auf der anderen Seite des Lausanner Bahnhofs erfolgte der Spatenstich für die Wohnüberbauung an der Rue Voltaire (Petit Mont-Riond). Mobimo gelang es erfreulicherweise, auch die benachbarte Liegenschaft auf dem attrakti-ven, rund 10 000 Quadratmeter grossen Gelände zu erwerben, so dass nun eine gesamt-heitliche Gestaltung der Überbauung mit integriertem Park möglich ist. Auch die Bauarbei-ten auf dem Flon-Areal für das bereits voll vermietete Multifunktionsgebäude 'Pépinières' schreiten planmässig voran. Im Endausbau befinden sich die drei architektonisch auffälligen Wohngebäude 'am Pfingstweidpark' am Fusse des Mobimo Towers in Zürich-West mit ihren über 250 Woh-nungen. An der Schulstrasse in Regensdorf entstehen derzeit 140 neue Wohneinheiten in einer attraktiven Wohnsiedlung, davon ein Drittel im Stockwerkeigentum. Bereits 'Aufrichte' gefeiert hat Mobimo unlängst auf dem OVA-Areal in Affoltern am Albis, auf dem 90 Senio-ren- und Familienwohnungen sowie ein Pflegezentrum entstehen. Einzig die Realisierung des geplanten Oldtimerzentrums 'Meilenwerk' im ehemaligen Grob-Industriegebäude in Horgen verzögert sich um rund sechs Monate, da Mobimo für das geplante Hotel einen neu-en Betreiber sucht. Der Abschluss eines Pachtvertrags mit dem Hotelbetreiber ist eine Be-dingung für die Freigabe des Baustarts. Stabile Erträge in allen Bereichen Der Erfolg aus dem Verkauf von Stockwerkeigentum (Promotion) liegt mit CHF 5,7 Mio. unter dem Ergebnis der Vorjahresperiode (CHF 8,3 Mio.). Insgesamt wurden Wohnungen für CHF 43,0 Mio. zu Eigentum übertragen. In Adliswil (Wilacker) wurden bis auf eine alle restlichen Wohnungen übertragen. In Horgen (Wisental) wurden 31 der insgesamt 43 Woh-nungen übertragen, acht weitere sind verkauft und werden im zweiten Halbjahr übertragen. Im Pfingstweidpark sind bereits alle 144 Einheiten verkauft, die Übertragungen sind ab Au-gust 2013 geplant. Bis Ende Juli verkaufte Mobimo zudem insgesamt fünf weitere Woh-nungen im Mobimo Tower. Die Neubauprojekte in Zürich-Witikon, in Meilen und das Projekt 'Station 595' - die Umwandlung eines Bürohauses an der Badenerstrasse in Zürich - stossen ebenfalls auf sehr positive Resonanz im Markt. Wir rechnen im zweiten Halbjahr - wie im Vorjahr - mit einem deutlich höheren Ergebnis im Promotionsgeschäft als im ersten Halbjahr. Mit CHF 47,1 Mio. (1. Halbjahr 2012 CHF 46,3 Mio.) liegen die Erträge aus Vermietung leicht über der Vorjahresperiode. Die Leerstandquote ist mit 4,3% anhaltend niedrig. Die Baufortschritte bei den bestehenden Projekten, Mietvertragsoptimierungen und die erstmalige Anwendung von IFRS 13 führen insgesamt zu einem Erfolg aus Neubewertung von CHF 23,6 Mio. (1. Halbjahr 2012 CHF 22,7 Mio.). Fortschritt auch in der Pipeline Mobimo wird auch künftig wachsen können: Gegenwärtig befinden sich Liegenschaften für das eigene Anlageportfolio mit einem Investitionsvolumen von rund CHF 440 Mio. im Bau oder kurz vor der Fertigstellung. Daneben plant Mobimo weitere Projekte für das eigene Portfolio mit einem Investitionsvolumen von rund CHF 670 Mio. Ein Beispiel dafür ist das direkt an der S-Bahnstation gelegene 'Mattenhof-Areal' in Luzern Süd, nachdem das Kri-enser-Stimmvolk der Umwandlung des Areals in eine gemischt genutzte Zone und dem Verkauf einer Parzelle zugestimmt hat. Der Architekturwettbewerb für die Wohnüberbauung auf dem Labitzke-Areal in Zürich-Altstetten wurde abgeschlossen, gewonnen hat diesen das Architekturbüro Gigon Guyer. Auf dem Areal ist der Bau von 250 Wohneinheiten geplant. In Biel und Nidau gaben die Stadtparlamente grünes Licht für die Entwicklungsplanung des ehemaligen Expo-Geländes 'AGGLOlac'. Für die Umzonung und Neugestaltung des RAD-Geländes in Zürich-Oerlikon fanden erste Gespräche zwischen den Behörden und der Mobimo statt. Solide Finanzierung Die Bilanz der Mobimo ist grundsolide und die Berechenbarkeit der Geschäftstätigkeit nachhaltig hoch. Die durchschnittliche Restlaufzeit der Finanzverbindlichkeiten liegt bei 8,2 Jahren und die Zinskosten zu Periodenende bei tiefen 2,71%. Das Eigenkapital beläuft sich per Jahresmitte auf CHF 1'196 Mio., das entspricht einer soliden Eigenkapitalquote von 46%. Dies verschafft uns eine hohe Flexibilität bei der Planung und Realisierung unserer Projekte. Ausblick 2013 Wir sind zuversichtlich für die weitere Entwicklung des Geschäftsjahres: Mobimo wird sich weiterhin dynamisch entwickeln. Die Schwerpunkte unserer Tätigkeit bleiben ebenfalls un-verändert: Die planmässige Realisierung der zahlreichen Bauprojekte, der Ausbau des Entwicklungsgeschäfts, die Flächenvermarktung, der Verkauf von Stockwerkeigentum so-wie die gezielte Optimierung unserer Projektpipeline. Insbesondere aufgrund der grossen Zahl an geplanten Eigentumsübertragungen im zweiten Halbjahr rechnet Mobimo mit einem höheren Reingewinn vor Neubewertungen als im Vorjahr. While net profit in the first half of 2013 exceeded the prior-year period (CHF 39.6 million) at CHF 41.4 million, reported EBIT at CHF 59.4 million was slightly below the prior-year period (CHF 60.8 million). The realisation of numerous Mobimo construction projects progressed on schedule, while all new projects in the pipeline started to take shape. In the second half of 2013 and in 2014, Mobimo will be able to hand over several hundred new apartment units for first-time letting or to new condominium owners, which will have a positive impact on earnings and income. Investment properties continue to be in high demand, which is reflected in a low vacancy rate. Market shaped by sustained high demand for residential property The Swiss real estate market continued to prove robust in the first half of 2013. The stable economy, the continuous inflow of immigrants, the need for more living space and the gro-wing number of small households were the primary reasons for the unflagging high demand for living space in the main business centres, in particular in the medium-price segment. Although interest rates have been raised somewhat and more stringent financing limits are in force, with banks adopting a more cautious approach to granting mortgages and the Swiss National Bank calling for the exercise of restraint, the demand for high-quality residential property continues unabated. Mobimo is currently realising some 500 new apartments, half of which are condominiums. The sales prices in the vast majority of cases are below CHF 1.5 million. Mobimo has not been affected by stagnation in the office space segment, in particular in the centre of Zurich, in the wake of the relocation of major companies to the suburbs. What has been tangible, however, has been the economic pressure in the retail area. Brisk construction activity Mobimo's extensive construction programme continued largely on schedule, which in March 2013 even involved the night-time demolition with explosives of a high-rise building on the Torfeld site in Aarau, which was witnessed by thousands of spectators and followed by a large number of Swiss and foreign media. This site will soon see the emergence of 'AQA' (www.aqa.ch), a completely new city quarter: an application for a construction permit for the first residential development is to be submitted in the second half of 2013. In June, ow-nership transfer was completed for the plot of land on which the new highrise office building of the GastroSocial pension fund is to be built. The tenant fit-out of the former Post Office site in Lausanne for a bank, which is to make this its new registered office, is in full swing. On the other side of Lausanne rail station, the first ground was broken for the residential development in Rue Voltaire (Petit Mont-Riond). Mobimo was pleasingly also able to acquire the neighbouring property on this attractive site of around 10,000 square meters, thereby making possible a uniform design of the develo-pment complete with an integrated park. Construction work on the Flon site for the already fully let multi-purpose 'Pépinières' building is proceeding as planned. The three architecturally striking residential buildings 'am Pfingstweidpark' at the foot of the Mobimo-Tower in Zurich-West that house more than 250 apartments are nearing completi-on. In Schulstrasse in Regensdorf, 140 new residential units are currently under construction in an attractive apartment complex, a third of which are condominiums. It is not long since Mobimo held the topping-out ceremony on the OVA site in Affoltern am Albis where 90 retirement and family apartments and a care centre are to be built. Only the realisation of the planned 'Meilenwerk' vintage car centre in the former Grob factory in Horgen has been delayed by some six months as Mobimo is seeking a new operator for the planned hotel. The conclusion of a lease agreement with the hotel operator is a condition for giving the construction go-ahead. Steady returns in all areas Income from the sale of condominiums (trading) in the first half of 2013 totalled CHF 5.7 million, which was below the previous year's level (CHF 8.3 million). Apartments were sold for a total of CHF 43.0 million. All but one of the remaining apartments were transferred to their new occupants in Adliswil (Wilacker). In Horgen, Wisental, 31 of the 43 apartments were transferred to new occupants, while a further eight were sold and will be transferred to their new owners in the second half of 2013. All the 144 apartment units in Pfingstweidpark have already been sold, with the transfer of ownership planned to take place from August 2013. By the end of July, Mobimo had also sold five additional apartments in the Mobimo Tower. The new-build projects in Zurich-Witikon, Feldmeilen, and the 'Station 595' project, which involves the conversion of an office building in Badenerstrasse in Zurich, likewise met with a very positive reception in the market. As in the previous year, we expect to generate substantially higher results from our trading activities in the second half of the year than in the first half. At CHF 47.1 million (previous year: CHF 46.3 million), income from rental properties was slightly above the previous year's level. The vacancy rate continues to remain low at 4.3%. Construction progress on existing projects, optimisation of rental contracts and the first-time application of IFRS 13 resulted in net income from revaluation of CHF 23.6 million (prior-year period: CHF 22.7 million). Progress in the pipeline Mobimo will continue to be able to grow in the future: property that is currently under construction or nearing completion for its own investment portfolio involves an investment volume of some CHF 440 million. Mobimo is also planning further projects for its own port-folio with an investment volume of some CHF 670 million. One example is the 'Mattenhof Site', located directly adjacent to the Mattenhof S-Bahn station in Lucerne South, where intensive planning has been under way since the population of Kriens voted in favour of converting the site to a mixed-use area and of selling one of the plots. The architectural competition for the residential development on the Labitzke-site in Zurich-Altstetten was completed and was won by the Gigon Guyer architecture firm. Some 250 residential units are to be built on the site. In Biel and Nidau the city parliaments gave the green light for planning to start on the development of the former 'AGGLOlac' Expo site. Preliminary dis-cussions have already taken place between the authorities and Mobimo with regard to the rezoning and redevelopment of the RAD site in Zurich-Oerlikon. Solid financing The Mobimo balance sheet is extremely solid and our business continues to be highly pre-dictable. The average residual maturity of our financial liabilities is 8.2 years and our avera-ge interest rate costs at the end of the period under review were a low 2.71%. Equity amounted to CHF 1,196 million as of mid-year, which corresponds to an equity ratio of 46%. This provides us with a high degree of flexibility in the planning and realisation of our projects. Outlook for 2013 We are confident about the further performance in the current financial year. Mobimo will continue to develop at a dynamic pace. The main focuses of our activities will likewise remain unchanged: realising numerous construction projects, expanding our development business, space marketing, selling condominiums and the targeted optimisation of our pro-ject pipeline. In particular due to the large number of planned transfers of ownership in the second half of the year, Mobimo expects to post a higher net profit before revaluations than in the previous year. Le bénéfice net de 41,4 millions de CHF au premier semestre est supérieur à celui de la même période en 2012 (39,6 millions de CHF) tandis que le bénéfice d'exploitation (EBIT) de 59,4 millions de CHF est légèrement inferieur à celui de l'exercice précédent (60,8 millions de CHF). La réalisation des nombreux projets de construction de Mobimo se déroule conformément aux prévisions et les contours de plusieurs nouveaux projets en portefeuille commencent à prendre forme. Au second semestre 2013 et en 2014, Mobimo sera en mesure de remettre plusieurs centaines d'unités de logement a leurs premiers locataires ou a leurs nouveaux propriétaires par étage, ce qui aura des répercussions positives tant sur les produits que sur le bénéfice. Les immeubles de placement continuent de bénéficier d'une popularité soutenue, ce qui se traduit par un faible taux de vacance. La demande toujours élevée de propriétés par étage caractérise le marché Le marché immobilier suisse demeure robuste en 2013: la conjoncture stable, l'immigration persistante, l'augmentation du besoin de surfaces habitables et le nombre croissant de petits ménages nourrissent une demande soutenue de logements dans les principaux centres économiques, en particulier dans le segment de prix intermédiaire. Malgré la légère augmentation du niveau des taux, l'entrée en vigueur de limites de financement plus rigides, la prudence plus marquée des banques dans l'octroi des hypothèques et les appels a la retenue de la Banque nationale, la demande de logements en propriété haut de gamme demeure forte. A l'heure actuelle, Mobimo construit près de 500 nouveaux appartements, dont la moitie en propriété par étage. Les prix de vente sont en majeure partie inferieurs à 1,5 million de CHF. La stagnation apparue dans l'immobilier de bureau, en particulier dans le centre-ville de Zurich, suite au déménagement de grandes entreprises vers la périphérie, ne touche pas Mobimo. La pression économique qui pèse sur le commerce de détail se fait toutefois sentir. Intense activité de construction Mobimo a, dans une large mesure, respecte la planification lors de la réalisation de son ambitieux programme de construction. Ainsi, le dynamitage nocturne d'un immeuble sur le site Torfeld a Aarau, prévu en mars 2013, a été suivi par des milliers de curieux et un nombre remarquable de medias suisses et étrangers. Il sera bientôt visible qu'avec 'AQA' (www.aqa.ch), un quartier entièrement neuf sortira de terre à cet endroit. La demande de permis de construire pour le premier complexe résidentiel interviendra d'ailleurs durant le second semestre 2013. En juin, la parcelle sur laquelle s'élèvera le nouvel immeuble de bureaux de la caisse de pension 'GastroSocial' a été transmise à sa propriétaire. Sur le site de La Poste à Lausanne, l'aménagement locatif se déroule à un rythme soutenu pour une banque qui y établira son nouveau siège. De l'autre coté de la gare de Lausanne, le premier coup de pioche de ce qui deviendra un complexe résidentiel a été donné à la rue Voltaire (Petit Mont-Riond). Mobimo a pu acquérir l'immeuble avoisinant situé sur ce terrain attrayant d'environ 10 000 mètres carrés, si bien qu'un aménagement complet du complexe, avec parc intégré, est désormais possible. A Lausanne toujours, les travaux de construction du bâtiment multifonction 'Pépinières' au Flon, d'ores et déjà entièrement loué, progressent conformément à la planification. Le développement de notre projet 'am Pfingstweidpark' au pied de la Mobimo Tower à Zurich-Ouest touche à sa fin. Il comprend trois immeubles d'habitation comptant plus de 250 appartements et se distingue par une architecture qui ne passe pas inaperçue. A la Schulstrasse a Regensdorf, un attrayant lotissement regroupant 140 nouvelles unités de logement, dont un tiers en propriété par étage, est actuellement en construction. Mobimo a récemment fêté l'achèvement du gros œuvre sur le site OVA d'Affoltern am Albis, ou 90 appartements pour des seniors et des familles ainsi qu'un établissement médico-social verront le jour. Seule la réalisation du centre de voitures anciennes 'Meilenwerk', sur le site de l'ancienne fabrique Grob à Horgen, se trouve retardée d'environ six mois, car Mobimo doit trouver un nouveau gérant pour l'hôtel prévu. La signature d'un contrat de bail avec le futur gérant hôtelier est nécessaire afin que les travaux puissent débuter. Des produits stables dans tous les domaines Le résultat découlant de la vente de propriétés par étage (promotions) est inferieur à celui de l'exercice précédent (8,3 millions de CHF) avec 5,7 millions de CHF. Les appartements transférés à leurs propriétaires ont représenté au total un montant de 43,0 millions de CHF. A Adliswil (Wilacker), tous les appartements restants ont été transférés à une exception près. A Horgen (Wisental), 31 des 43 appartements ont été transférés, huit sont vendus et seront transférés au second semestre. Au Pfingstweidpark, les 144 unités sont toutes vendues et les transferts s'effectueront à partir d'août 2013. Jusqu'à fin juillet, Mobimo a par ailleurs vendu cinq unités supplémentaires au total dans la Mobimo Tower. Les projets de nouvelles constructions à Zurich-Witikon, à Meilen et le projet 'Station 595' - transformation d'un immeuble de bureaux a la Badenerstrasse a Zurich - ont eux aussi rencontre un écho positif sur le marché. Nous comptons, comme l'année dernière, réaliser un résultat nettement plus élève au second semestre qu'au premier dans la promotion immobilière. Les produits issus des locations, avec 47,1 millions de CHF, sont légèrement supérieurs à ceux de l'exercice précédent (46,3 millions de CHF au premier semestre 2012). A 4,3%, le taux de vacance reste bas. L'avancement des projets en cours, l'optimisation des contrats de location et l'application pour la première fois de l'IFRS 13 conduisent au total à un résultat des réévaluations de 23,6 millions de CHF (contre 22,7 millions de CHF au premier semestre 2012). Progrès également dans le réservoir de projets Mobimo continuera encore de grandir. Des immeubles du portefeuille de placement propre correspondant à un volume d'investissement total de quelque 440 millions de CHF sont actuellement en construction ou seront achevés très prochainement. Par ailleurs, Mobimo planifie d'autres projets pour un volume d'investissement de quelque 670 millions de CHF pour le propre portefeuille. L'un de ces projets est le site 'Mattenhof' à Lucerne-Sud, qui jouxte la gare du S-Bahn, et dont la réalisation est désormais possible après que sa transformation en une zone à usage mixte et la vente d'une parcelle ont été approuvées par les électeurs de Kriens. Un autre exemple est le site Labitzke, à Zurich-Altstetten, ou s'élèvera un complexe résidentiel pour lequel le concours d'architecture a été remporté par le cabinet d'architectes Gigon Guyer. Il est prévu de construire 250 unités d'habitation sur ce site. Ou encore à Bienne et à Nidau, où le conseil communal respectif à donné son feu vert au développement d''AGGLOlac', l'ancien site d'Expo.02. Ou bien le site RAD à Zurich-Oerlikon, dont le changement d'affectation de la zone et son réaménagement ont fait l'objet de discussions préliminaires entre les autorités et Mobimo. Financement solide Le bilan de Mobimo est fondamentalement solide et l'activité reste très prévisible. La durée résiduelle moyenne de nos engagements financiers est de 8,2 ans et la charge d'intérêts de seulement 2,71% à la fin de la période sous revue. En milieu d'année, nos fonds propres s'élèvent à 1 196 millions de CHF, soit un solide ratio de fonds propres de 46%. Cela nous assure une grande souplesse dans la planification et la réalisation de nos projets. Perspectives 2013 Nous sommes confiants quant à la poursuite de l'évolution durant l'exercice: Mobimo va continuer de se développer avec dynamisme. Les points forts de notre activité demeurent eux aussi inchangés, à savoir la réalisation planifiée de nombreux projets de construction, l'extension des activités de développement, la commercialisation de surfaces, la vente de propriétés par étage et l'optimisation ciblée du portefeuille de projets. Mobimo s'attend, au second semestre, a réaliser un bénéfice net avant réévaluation plus élevé que durant l'exercice précédent, en raison plus particulièrement du nombre élevé des transferts de propriétés prévus. Nous sommes donc convaincus de pouvoir distribuer, en 2013 également, un dividende de 9.- CHF par action.
