Öffnung der Anlagegruppe «Swiss Real Estate Commercial ECO» der Remnex Anlagestiftung Die Anlagegruppe Swiss RE Commercial ECO konnte seit Lancierung 2020 ein Portfolio mit 12 Liegenschaften, einem Marktwert von rund CHF 129.3 Mio. und einer Cashflow Rendite von 4.7% aufbauen. Trotz des herausfordernden Marktumfelds konnte die Anlagegruppe seit Lancierung den KGAST Geschäft stets schlagen und auch im Geschäftsjahr 22/23 mit einer herausragenden Anlagerendite von 6.7% überzeugen. Investment Case
Die Anlagegruppe verfolgt gezielt die Nischenstrategie der Gewerbe und Industrieimmobilien. Dabei wird jede Immobilie auf einer der drei Investitionsvoraussetzungen geprüft; die Immobilien dient als Stabilisator im Portfolio, weist Potential bezüglich nachhaltiger Transformation aus oder besitzt Entwicklungspotential in der Zukunft. Das spezialisierte Team der REMNEX AG konnte mit diesem Ansatz erfolgreich ein Portfolio mit 12 Liegenschaften mit über 200 Mietern, einer Investorenbasis von 24 Investoren aufbauen und dabei eine Anlagerendite von 8.3% p.a. in den letzten drei Jahren erzielen.
Ein wichtiges Attribut der Anlagestrategie der Anlagegruppe Swiss Real Estate Commercial ECO ist die Nachhaltigkeit und die Wirtschaftlichkeit der daraus entstehenden Massnahmen. Der Handlungsbedarf im Bereich des CO2 Ausstosses wird bereits beim Einkauf jeder Liegenschaft ermittelt und dessen Vorteil für die Investoren kalkuliert. Rund die Hälfte des Stromverbrauchs der Immobilien im Portfolio, inkl. Mieterstrom, kann durch grünen Strom aus den eigenen Photovoltaikanlagen erzeugt werden. Ab 2025 werden die Immobilien des REMNEX Portfolios CO2 negativ sein. Damit hebt die Anlagegruppe Swiss RE Commercial ECO nicht nur die Rendite im Investmentportfolio der Investoren an, sondern verbessert auch aktiv den CO2 Absenkungspfad.
Durch den aktiven Ansatz weist das bestehende Portfolio attraktives Entwicklungspotential in Nidau (Nettorendite 4.4%) und Näfels (Nettorendite 4.8%) aus. Weiter hat die Zinswende und aktuelle Marktsituation eine positive Auswirkung auf die Renditen von Industrieimmobilien und bietet eine optimale Einstiegsgelegenheiten. In der Pipeline befinden sich drei Objekte im Umfang von rund CHF 72 Mio. und einer Brutto-Soll-Rendite von 8.0%.
